Bathroom waterproofing and leakage repair
A leaking bathroom damages your own walls and, in apartments, the ceiling of the neighbour below, which is where arguments start. The leak is usually small and the damage is slow, so it is worth fixing early.
Signs you need it
- Damp or peeling paint on the wall next to the bathroom
- Dampness or dripping on the ceiling of the room or flat below
- Tiles that sound hollow or have come loose
- Musty smell that does not go away
- A water bill that creeps up with no visible tap leak
Common causes
- Worn grout and cracked tile joints
- Leaks around floor drains, waste pipes and the sunken floor
- Pipe joints and concealed plumbing that weep
- Missing or broken waterproofing under the tiles
- Gaps where the wall meets the floor
How we do it
- Test to find whether it is a pipe leak or a seepage leak
- Mark the affected area and agree on the repair method
- Repair joints, drains and pipe collars
- Apply the waterproofing coats and let them cure
- Flood test the bathroom before it is put back to use

Questions
Do you have to break the tiles?
It depends on what the inspection shows. If the problem is joints and grout we avoid breaking tiles. If the waterproofing under the floor has failed, lifting tiles may be the only lasting fix, and we say so up front.
Is it a plumbing problem or a waterproofing problem?
We check both. A leaking pipe needs a plumber; seepage through the floor needs waterproofing. Telling them apart is the first step.
